Lake Deerwood Property Owners Association is committed to maintaining the safety, appearance, and value of our community by enforcing the Association’s bylaws and restrictions. We wish to clarify that, in all matters of enforcement, the Association prioritizes compliance with current Texas state law and the Texas Property Code.
If a conflict arises between the Association’s governing documents and Texas law, the requirements of Texas law will take precedence. Our administration will continue to uphold community standards while ensuring that all actions are consistent with applicable state regulations.

Sewage Facilities & Septic
Septic systems are required and must be permitted through the county, with installation carried out by a licensed contractor. Before moving any residence onto the property, it must be approved by the Property Owners Association (POA) according to the recorded restrictions in the county where the property is located.

Annual Fees
Annual fees are mandatory for all property owners in Lake Deerwood. The dues are $60 per year for up to four adjoining lots. For any additional lots beyond that, the fee is $15 per lot, with a maximum total annual fee capped at $150. If you have questions or concerns about the fees, click the below to contact us.
